Choosing A Designer, Trained To Run Projects & Qualified In Creating "Stunning Designs" 

Sounds simple enough, how do you choose a "Qualified Designer?" A wrong decision could jeopardise your whole project. Construction cost, finding a suitable contractor are important, but the "Value, Promise & Delivery" at the initial sketch/design/planning stage is fundamental to the success of your project. Designers should provide more than simple plans, but construction tender drawings, help organise, manage & run your project too. "Value" between "Qualified & Unqualified Designers" are so "Enormous, Confusing & Cheaper" provide far less "Value of Service" & could be expensive if things go "Wrong". On-line services will be limited in providing a quality service, may not be skilled in providing construction drawings, they will inform you that they are too busy....for that part! Alternatively, architects study over 7yrs, can take up to 15yrs to be fully qualified, experienced, insured, know whats important where savings can be made, navigate all the stages, diligently interpreting your brief. 

"Unqualified companies & Architects" are nearly impossible to distinguish, unqualified companies advertise as providing "Architecture, Architectural Services" Word "Architect" is protected in law, must be ARB Registered "arb" logo must be shown on website, architects will not be working in-house for builders, if the "arb" logo is missing = Not Architects. Constantly correcting bad schemes by them, in wasted fees, no specification/tender drawings - attracted by their cheaper fees, rooms/spaces don't work, becomes apparent, money's paid, contractor's left, the dust has settled & leaving you distraught, rather than celebrating!

Architects can see almost immediately, how to maximise, increase the value of your project, discuss overlooking, angle of light issues, permitted/planning, structural implications, access, drainage etc. Submissions are getting more complicated & difficult, mediate, negotiate for you, reason with planners of ergonomic advantages, functions, natural light, modern materials, technological  improvements @ help to get the approval -  alternatively, leave it to chance  "Without Us?"
 
CHOOSING THE RIGHT ARCHITECT:
1. Designer is registered with ARB (Architects Registration Board - Since  RIBA Membership - is "NOT" proof, may be "Affiliate Member" who are not qualified architects either - Very confusing!
2. Must be "LOCAL" & know panning officers & make site visits easily. If they are out of the area, may provide a "Free Telephone Consultation Service" with no site visits = volume sales but much cheaper.
3. Should be experienced in commercial/domestic projects & have completed projects as examples and  view too.
4. Architects organise & introduce "Main Contractor", sub-contractors & suppliers, all help produce a successful project.

Why Use An Architect? Anybody can make planning submissions, even contractors, structural engineers, or quantity/building surveyors etc, may provide an "In-House" service, just to get their job - may deliver a simple basic layout, is not a qualified designer, yet receive your payment, then concentrate on the other service's, hence will be cheaper. While we will run with your ideas, bring them to reality, working closely with you with meetings, until you are completely satisfied, deal with planners, contractors, lead you every step of the way, include accurate scheduled information drawings, nothing is left to "Chance" -  That's the difference in using us to others!

"Architect is an essential investment into the capable planning & designing of any project, our additional expense (fixed fee) over cheaper drawings is offset by the potential increased value". Simply e-mail us your requirements, we will contact you to arrange a suitable date to visit. There will be an initial free telephone discussion followed by a chargeable site visit, feasibility discussion but deducted from account should you proceed & commision us to proceed.

2) PLAN - "Options" to work out best prefered layouts total areas  & submit to planning & keep in touch with officers.
